What Should I Look for When Buying Recreational Property in the Interlakes?

If you’re thinking about buying a recreational property in the Interlakes, it usually starts like this:

You see a listing online…
It looks great…
And then you realize:

“I don’t actually know what I should be looking for.”

You’re not alone.

This is one of the biggest reasons buyers get stuck—or make the wrong purchase.


The Biggest Mistake Recreational Buyers Make

Most people start by looking at:

  • Price

  • Acreage

  • Photos

Which makes sense.

But in the Interlakes, that’s not enough.

Because two properties that look similar online can be completely different in real life.


What Actually Matters (Beyond the Listing)

  • Usable space vs unusable space

I’ve seen buyers get excited about acreage…

Then realize a big portion of it isn’t actually usable.


4. Services and Practical Details

This is where a lot of surprises happen.

You want to understand:

  • Power availability

  • Water options

  • Septic potential

  • Cell service

  • Fire coverage

These aren’t the exciting parts…

But they matter long-term.


5. Location and Lake Differences

Not all areas in the Interlakes feel the same.

Some are:

  • Quieter

  • More remote

  • Better for full-time living

Others are more recreational or seasonal.

The right choice depends on your lifestyle—not just the listing.


A Real Example

I worked with a buyer who found a property online that looked perfect.

Good price. Nice photos. Lots of land.

But when we looked closer:

  • The access wasn’t ideal for how often they wanted to use it

  • The layout didn’t fit their future building plans

  • Another nearby area actually made more sense

They ended up choosing something completely different—and it worked way better for them.
