Timelines before listing a home? A question that I often get asked by people is timelines when they're selling. What should you expect? After working with tons of sellers here in the 100 Mile House and Interlakes area, it's a question that I get asked all the time.

Hi, I'm Amanda Oldfield with eXp Realty. Well, we'll need to get the home ready for sale. You really need to be careful not just to slap the home on the MLS prior to having it in show-ready condition. This will give you an idea of a few things you need to think about prior to actually listing your home so buyers can get into it.

So after we meet and you decide to list with me, I'll give you a contract to sign. Once we have an executed contract, then I'll give you some advice on staging, and we'll come up with a plan to enhance the appearance of your home and actually get the maximum return on your investment. Don't worry, there's no additional cost for the service, but it is essential because research shows the importance of staging in relation to the amount of money that you will get on your home, as well as how quickly it will sell. I also offer free partial staging of your home. It costs nothing.

Once your home is in ready condition, then we will schedule a professional photographer and videographer to come to the home and capitalize on all the unique features of the home. Once we have the pictures and all the videos, we will then work on the back end, digital marketing, so we can expose your home to the masses. This is one of the most important parts of getting you the most amount of money on your home. I don't just put up a sign and put it on the MLS. It is much more detailed than that. I have a very strategic, comprehensive digital marketing strategy that I use that is like no other. This involves running highly-targeted ad campaigns across multiple social media platforms.

Please know, by just posting your home on a Facebook page or on a business page, only about 3% of people are actually going to see it. So we properly expose your home across multiple social media platforms. During this time, we also talk about whether you should have any inspections done prior to going on the MLS. We'll also go over all of the disclosures so you will have these all available for a buyer to actually look at so they'll be fully aware of the condition of your home prior to making an offer. Don't forget, I'm going to get it on all of the major sites. You name it and we're going to be there.

Now that you're live, you can expect agents will be calling to take their clients through your home so that buyers can see it. The buyer's agent will accompany them, so don't worry about that. Depending on the time of year and the market conditions, that's going to determine how long it will take for your home to sell.
