Hey everybody! 👋 Let’s take a quick look at what’s happening in the 100 Mile House real estate market right now.
Today’s date is May 5th, 2025, and while the headlines might sound all doom and gloom, the numbers here locally tell a very different story. Let’s dig into what’s really going on.
In April 2025, we saw:
🏡 37 properties sold
⏱️ Average days on market: 52
💰 Average sale price: $380,000
Compare that to April 2024:
🏡 29 sales
⏱️ Average days on market: 71
💰 Average sale price: higher, but influenced by a few million-dollar listings that sold last year.
So overall, this year we’ve had more sales, faster sales, and a slightly lower average price due to fewer high-end homes being sold but the market is still active and healthy.
That’s nearly a 25% increase in sales activity year over year, which is a great sign of local stability and demand.
When we zoom out and look at the five-year trend, sales are a little on the low side compared to the pandemic years but definitely not anywhere near the slower markets we saw around 2012.
Active listings have ticked up slightly:

That’s not a major change, but it does mean buyers have a bit more choice while sellers are still benefiting from solid demand.
Looking at the months of supply, inventory has increased slightly but not enough to shift the market dramatically.
One of the strongest indicators we’re seeing this year is how quickly well-priced homes are selling. Many of the April 2025 sales happened within the first one to two weeks on market, showing that buyers are ready to act when the right property appears.
For sellers, that’s the best window to attract top offers: the first couple of weeks after listing.
While national and provincial news might sound discouraging especially across Vancouver and the Fraser Valley our local market is holding strong.
A lot of our buyers come from those coastal regions, and even though the media might paint a gloomy picture, we haven’t seen that trickle down here in 100 Mile House or the Interlakes area.
✅ Sales are up
✅ Days on market are down
✅ Inventory is stable
✅ Market confidence remains steady
So despite what you might be hearing elsewhere, the 100 Mile House market is performing well and opportunities are out there for both buyers and sellers.
