Buyers are constantly competing for their dream homes. How can you make your offer stand out above the rest? I have three tips for you.
Hi, I'm Amanda Oldfield, with eXp Realty, here in 100 Mile and Interlakes.
And I've helped hundreds of buyers get into their dream homes. So I know how scary and intimidating it can be. But it's my job to help you get your dream home.
Here are a few tips to help you stand out above the crowd.
Number one, is make sure you offer a competitive price. In any market, there's still competition and multiple offers on a well-priced nice home. So don't hold out too much, or you might find yourself missing out.
Number two, is you can put down a larger deposit amount. It shows that you're serious about the house, and that you're better financially suited to be able to get financing to purchase it. You have to be sure not to remove your condition for financing until you are absolutely positive that your loan has been approved, and its been approved by the underwriters. What if you don't have enough money for a large deposit? There's other things you can do. Perhaps you've already seen the home and the home inspection. And you know it's very well taken care of. You might be comfortable going ahead without a home inspection condition. You can also do some homework ahead of time, so you can avoid putting conditions into the offer altogether.
Number three, let the seller know you've done your homework. You've looked at the tax numbers, taken those monies into account on your finances. You can let them know you're going to be as reasonable as possible, for repairs and requests, and make sure your agent is consistently in touch with the other agent, making sure that you are the buyer that stands out in their mind. Sometimes this can be the difference between getting it and not.
There's many more tips that I can give you, so give me a call, and let me assist you in getting your dream home.
